Adding your first property
Step 1 of the setup checklist. Everything else in the product — units, leases, maintenance, reports — hangs off a property, so this is always where a new organization starts.

What a property record is
A property is the building or address you manage — a single-family home, a duplex, an apartment building, a commercial building, or a mixed-use building. It holds the address, type, description and any photos, and everything below it (units, leases, maintenance requests, expenses) is scoped to it. Reports like occupancy and rent roll are always organized by property first.
Adding one
From Properties → Add Property, fill in:
- Property name and property type — Single Family, Multi Family, Apartment, Condo, Townhouse, Commercial or Mixed Use.
- Address — start typing and pick from the suggestions, or enter it by hand.
- Description and year built — optional, but useful context for anyone who opens the property later.
If it's a single-family home or anything else with exactly one unit, check “This property is a single unit” — the form expands to let you enter that unit's bedrooms, bathrooms, square footage, rent and deposit right there, so you don't need a separate trip to the units step afterward.
Common questions
Do I have to add units separately? Only if the property has more than one — the single-unit checkbox above covers the one-unit case in the same form. A duplex, triplex or apartment building always needs the separate units step once the property itself is saved.
What if I manage a lot of properties already, from a spreadsheet? The importer (Settings → Import/Export) brings in properties, units, tenants, leases and payments from CSV in one pass instead of adding them one at a time — see Getting started.
Can I change the type or address later? Yes — every field on this form is editable from the property's own detail page after it's created.
