Rentova Portal Terms of Use

Version 1.1 — Effective September 13, 2026

These Portal Terms of Use ("Terms") govern your use of the tenant, property-owner, and vendor portals of the Rentova platform (the "Portal"), provided by Rentova LLC ("Provider," "we," or "us"). You were given access to the Portal by a property management organization that uses Rentova (your "Property Manager").

1. Your Property Manager Controls Your Data

1.1 Your Property Manager decides what information about you is entered into the Portal, what you can see and do in it, and how long your access lasts. Your lease, ownership, or service relationship is with your Property Manager, not with Provider. Provider operates the Portal on your Property Manager's behalf.

1.2 Questions about your rent, lease, statements, work orders, or the information shown about you should be directed to your Property Manager. Our Privacy Policy explains how to raise privacy requests.

2. Beta Notice

2.1 The Portal is a pre-release, beta-quality service. Features may change or be withdrawn without notice, and data loss is possible. The Portal is not the official record of your lease, payments, ownership, or work: your Property Manager's own records control. Keep your own copies of anything important.

2.2 During the beta, online payments, tenant screening, text messaging, and electronic signatures are disabled unless your Property Manager tells you they have been enabled. Continue to pay rent and exchange documents through the methods your Property Manager has told you to use.

3. Eligibility and Your Account

3.1 You must be at least 18 years old to use the Portal.

3.2 Keep your password confidential and do not share your account. You are responsible for activity under your account. Tell your Property Manager promptly if you believe someone else has used it.

4. Acceptable Use

You agree to use the Portal only for your own tenancy, ownership, or vendor engagement, and not to:

• Access or attempt to access another person's information
• Upload content that is unlawful, defamatory, infringing, or malicious
• Interfere with the Portal or circumvent its security
• Use information from the Portal for any purpose unrelated to your relationship with your Property Manager

5. Communications

Your Property Manager may send you notices and messages through the Portal and to the email address on your account. Text messages are not sent during the beta unless your Property Manager has enabled them and you have separately consented.

6. Privacy

Provider processes the information in your account as described in the Privacy Policy, which forms part of these Terms. Provider also records your acceptance of these Terms and of the Privacy Policy — including the version, date, time, network address, and browser information — and retains that record as evidence.

7. Disclaimer and Limitation of Liability

THE PORTAL IS PROVIDED "AS IS" AND "AS AVAILABLE," WITHOUT WARRANTY OF ANY KIND. TO THE MAXIMUM EXTENT PERMITTED BY LAW, PROVIDER SHALL NOT BE LIABLE TO YOU FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, OR PUNITIVE DAMAGES, OR FOR ANY LOSS OF DATA, ARISING OUT OF OR RELATING TO YOUR USE OF THE PORTAL. NOTHING IN THESE TERMS LIMITS ANY RIGHT YOU HAVE UNDER APPLICABLE LAW THAT CANNOT BE WAIVED, OR ANY RIGHT YOU HAVE AGAINST YOUR PROPERTY MANAGER UNDER YOUR LEASE OR OTHER AGREEMENT WITH THEM.

8. Termination

Your access ends when your Property Manager removes it or stops using Rentova, or when Provider suspends or terminates it for a breach of these Terms. Sections 6 and 7 survive termination.

9. Changes

Provider may revise these Terms by publishing a new version and asking you to accept it at your next sign-in.

10. General

These Terms are governed by the laws of the State of Ohio, without regard to its conflict-of-laws rules. Any dispute with Provider shall be resolved exclusively in the state and federal courts located in Franklin County, Ohio, except where applicable law gives you the right to bring a claim elsewhere. If any provision is held unenforceable, the remainder remains in effect. Questions about these Terms may be sent to legal@rentova.com.

11. Acceptance

You accept these Terms by clicking "I agree" (or a similar control) where they are presented in the Portal. Provider's electronic record of your acceptance is conclusive evidence of your agreement, absent manifest error.
